It was big real estate news when Dan Harris left Cushman & Wakefield in 2019 to launch an office tenant representation platform for Stream Realty Partners. The Dallas-based firm had long been a leasing and management force, and its industrial division and data center group were going strong. Office tenant rep offered a fresh opportunity.
Six months later, the news got even bigger when two of the market’s longtime industry leaders, Randy Cooper and Craig Wilson, left Cushman & Wakefield to join Harris, their former colleague, at Stream.
Now, Stream’s powerhouse group is getting stronger with the addition of CBRE’s Jeff Ellerman and his son, John Ellerman. During a career that spans 40 years, Jeff has been a dominant player in Dallas, racking up unprecedented numbers—negotiating more than 50 million square feet of office deals valued at more than $30 billion.
The former CBRE vice chairman has represented more than 100 tenants in deals at least 100,000 square feet in size. Five topped 1 million square feet: Goldman Sachs (1 million-square-foot build-to-suit in Uptown), JCPenney (1.8 million-square-foot headquarters sale and 1.2 million-square-foot leaseback), American Airlines (1.6 million-square-foot headquarters build-to-suit campus), JPMorgan Chase (1.4 million-square-foot lease), and AT&T (1 million-square-foot headquarters in Dallas). Other clients include McKesson, Fossil, and Keurig Dr Pepper.
Jeff also is a consequential community leader, serving as board chair of the Dallas Museum of Art, a director of SMU’s Cox School of Business, and the driving force behind The Loop, $135 million project that, when completed, will be a 50-mile network of hike and bike trails that encircle Dallas.
At Stream, Jeff will serve as executive vice chairman. John, who has worked in the industry for a dozen years (11 of which were at CBRE), will take on the role of executive vice president. The duo will work alongside Harris, Cooper, and Wilson, along with Peery Wood and Chris Sido, to expand the firm’s services in North Texas and beyond, pursuing large-scale opportunities across markets.
